Demolition Estimating: Costs, Scope & What's Included

Demolition estimating is more complex than it looks to abatement, structural complexity, and disposal costs drive pricing far above simple square footage formulas.

Demolition estimating is one of the most variable and risk-laden scopes in construction. Whether it's selective interior demo for a tenant improvement, or full structural demolition of an existing building, accurate demolition estimates require understanding the structure type, materials present, abatement requirements, and disposal logistics.

Types of Commercial Demolition

Selective Interior Demolition

The most common type for tenant improvements and renovations to removing specific walls, ceilings, flooring, and MEP systems while leaving the structural frame and adjacent spaces intact. Selective demo requires careful planning to protect existing systems and maintain building operations.

Partial Structural Demolition

Removing portions of an existing building while retaining other sections. Common in adaptive reuse projects. Requires engineering analysis of the remaining structure and careful sequencing to maintain stability.

Full Building Demolition

Complete removal of all structures on a site. Methods include mechanical demolition (excavators, crushers), implosion (for high-rise buildings), and deconstruction (salvage-focused disassembly). Cost is typically $4-$15 per sq ft for the building footprint.

Demolition Cost Per Square Foot

  • Selective interior demo (light): $3 to $8 per sq ft of demo area
  • Selective interior demo (heavy to concrete, CMU): $8 to $20 per sq ft
  • Full building demolition (wood frame): $4 to $8 per sq ft
  • Full building demolition (concrete/steel): $8 to $18 per sq ft
  • Asbestos abatement: $25 to $150 per sq ft of impacted area
  • Lead paint abatement: $8 to $30 per sq ft of painted surface

Hazardous Materials and Abatement

Buildings constructed before 1980 frequently contain hazardous materials that must be professionally abated before or during demolition. A hazardous materials survey (Phase II or asbestos/lead survey) is required before estimating and before demolition begins.

  • Asbestos-containing materials (ACM): floor tiles, pipe insulation, ceiling texture, joint compound
  • Lead-based paint on structural steel, windows, doors
  • PCBs in old fluorescent light ballasts
  • Mercury in thermostats, switches, and fluorescent lamps
  • Mold requiring environmental remediation before demolition

What a Professional Demolition Estimate Includes

  • Quantity takeoff of all demo scope items with units (SF, LF, EA)
  • Equipment requirements to excavators, skid steers, aerial lifts
  • Dumpster and haul-off logistics
  • Disposal fees by material type
  • Abatement scope and air monitoring requirements
  • Protection of adjacent structures and systems
  • Dust control and HEPA filtration for interior work
  • Debris chutes and protection of building occupants in occupied renovation work

Frequently Asked Questions

Is an asbestos survey required before demolition?

Yes. NESHAP regulations require a thorough asbestos inspection before any demolition or renovation of commercial or public buildings. Failure to comply carries significant fines and liability.

How long does a demolition estimate take?

Selective interior demo estimates for TI projects typically take 4-8 hours. Full building demolition estimates take 1-2 days depending on size and complexity.
